What is IGM Maharashtra e-Filing of Mortgage?

eFiling is web application made available to Citizen by IGM Stamps and Registration Department of Maharashtra State. It provides data entry for notice of intimation to be registered with the Registration Department. Notice is applicable in case of mortgage by way of deposit of title deed where agreement has been not executed. With this one can enter following.

Citizen should take printout of notice and visit SR Office displayed on screen along with mortgagor photographs for final submission. <
SRO, after seeing notice, imports data entered by citizen, verifies payment and registers the notice. These notices are viewable in e-Search online.

IGM Maharashtra e-Filing software facilitates online filing of notices of intimation of mortgage of property .


Flow of usage of e-Filing software
:
There are 4 types of users in this system.
** IGRO ( as Super user)
** Banks or NBFCS or Individual (as Money Lenders / Mortgagee)
** Individual (as Mortgagor/Loan taker)
** Sub Registrar ( To file the document)
2. Except a. and d. all users should submit the details to IGRO.
3. User ‘a’ will create the login as per the details submitted.
4. User creation will be intimated by IGRO to the related user on telephone.
5. Once user is created , the software can be used to enter Mortgage details . The details entered are as follows,
– Date of Mortgage
– Mortgagee details (only Loan amount and Interest Rate)
– Mortgagor details (Details of the party)
– Property Details

e-Filing Software Payment Details

Payment will be done using online payment site of Govt. of Maharashtra i.e. GRAS site. User can use the payment link embedded in the software or can do the payment prior to the entry. If payment is done before using e-filing software then the GRN number given by the GRAS site will be verified.
AS the details are entered Token Number is generated. The party should note done the Token number. This is required if user wants to modify the Mortgage details.

Error / Problem:
1. I have created a profile and paid my filing fee and document verification fee. The stamp duty was paid by the bank and I was provided with receipt. When I entered this GRN receipt number on the site,it says invalid challan and prevents me from proceeding further. The bank says, it has verified it and the challan number is correct. My 1 month is over and yet no resolution to the problem. Have called the help line and sent them (GRAS website) an email as well. NO RESPONSE.

2. I have added only few details on igrmaharashtra.gov.in website and a token was automatically generated. Due to network issue, I forgot to note the token and now I am unable to modify my records and add further details. What to do now?

1) Go to the IGR Maharashtra website: https://igrmaharashtra.gov.in/
2) Click on the “e-Filing” tab.
3) Click on the “IGM” link.
4) You will be redirected to the IGM e-filing portal.
5) Click on the “Register” button.
6) Enter your personal information and create a username and password.
7) Click on the “Login” button.
8) Click on the “New IGM Entry” button.
9) Enter the details of the mortgage, including the property address, the mortgage amount, and the name of the mortgagee.
10) Upload the required documents, such as the title deed and the mortgage agreement.
11) Click on the “Submit” button.
12) Your IGM filing will be complete.

Here are some additional things to keep in mind when e-filing IGM Maharashtra Mortgage:
1) You can only e-file IGM Maharashtra Mortgage if you are the registered owner of the property.

  1. i have paid 17000 to agent for notice of intimation however i did not receive any acknowledgement Or receipts. can i cross check if the Notification was done Or not through any website?

  2. The print date of e-SBTR is taken and not the payment date.

  3. I want to register Notice of intimation online. Data entry website shows in Marathii which document type( दस्तऐवज प्रकार) select for equatable mortgage.

  4. its almost one and half year applied for Notice of intimation through an agent of HDFC bank and even paid amount of Rs 3500/-. Till date there is no response. if I ask the agent he neither picks the phone or nor response always saying it will be done. Please do let me know what should I do now? guide me.
