Stage 1 Promoter Details

1. Promoter details : Type of promoter Name, Pan No., Email, Mob. No., Address, Company Reg.No.,
2. Authoriseg signatory : Name, Email, Mob. No. , Address, photograph.

3. Project head : Name, Email, and Mob. No., Address, photograph.
4. Rera Reg. No. Earlier : If applicable of other state or other project.
5. Previous project Detail : Last five Years: Project name, project description, Address.

Stage 2 Project Details – For Registration

Project Name, Project Description, Project Type, Project Status, Project Starting Date and project End Date, Total Area of Land, Total Open Area ,Total Covered area ,Project Address, Authority, Physical Application Submission Office, Application No. Garage Available for Sale, Total Area of Garage, No. of Open Parking, Area of Open Parking, No. of Covered Parking, Total Area of cover Parking, Estimated cost of construction (IRS),Land Cost(IRS),Total Project Cost (IRS).

Development Details for Registration :
Type of Inventory, No. of inventory Available for Sale ,Carpet Area (sq.mtr.), Area of exclusive balcony/verandah(sq.mtr.), Area of exclusive open terrace (sq.mtr.).

Internal Development Work for Registration
:
Road system, Water Supply, Sewage and Drainages, Electricity supply, Solid Waste Management
Project Bank Details for Registration :
Bank Detail, Branch Name, Account Number, IFSC code.

Project Agent Detail for Registration if Applicable
:
Agent Registration No. of RERA, Agent Name, Agent Address.

Shall be submitted after 3 working days to concern Branch Office of Town Planning & Valuation Department (Town Planners Officer/ Nagar Niyojak Office/ AUDA/ SUDA)

Disclaimer : in case if the authenticated/ self-attested hard copies are not submitted, the application shall not be considered as “submitted for registration”

General Instructions

1. Browser-Google Chrome(V.52 & Above) Recommended for Smooth Experience
2. File Size-
(a) For bigger file sizes, please upload JPEG image of the relevant page of the document only and submit high resolution documents/files in 2 separate CDs as per the instructions after completion of online application.

(b) At places of various “photograph” fields in the application form, please upload JPEG for better viewing experience of your project application to end user

3. Before Starting Online Application, Please Keep Project Data And Documents/Jpeg Soft Copies Ready For Uploading In Prescribed Size Limit. For various file size guidelines please refer respective project/ agent application section

4. Project Bank Account :
Section 4(2)(l)(D) provides that the promoter shall maintain a ‘separate account’ for every project undertaken by him wherein seventy percent of the money received from the allottees shall be deposited for the purposes of construction and land cost.

The account has to be self maintained and is not an escrow account requiring the approval of the Authority for withdrawal.

Section 4(2)(l)(D) clearly provides that the funds can only be used for construction and land cost. (Ref: GoI FAQ Question no 34. Please refer FAQ section on this website for further details)

5. Application Fees-ONLY ONLINE PAYMENT THROUGH SB COLLECT WILL BE ACCEPTED FOR GUJARAT RERA APPLICATIONS. For step by step understanding of online payment, kindly refer “Project Registration” (page 17-31) of USER MANUAL GUIDE.
