How to Apply Regularisation of Unapproved Plots and Layouts CMDA?

To Apply for Regularisation of Unapproved Plots and Layouts Registration Follow the steps given below,

Step 1: User Registration
– The applicant has to fill the following form to register and to proceed further with the submission of application for regularisation of his/her unapproved Plot/Layout.
– On completion of registration the user will get his/her [User ID] and [Password] in his/her registered mobile.

With the details of User ID and Password the applicant can login and proceed further to file the application.

Step 3: After login this page will appear and the applicant can select his/her field of application in the following 3 categories according to the eligibility to apply for his/her Plot/Layout.

Step 4A: In case of selecting application for “Regularisation of Plot in a Layout” the following form will appear and he/she has to fill the form and proceed further for payment.
Step 4B: In case of selecting application for “Regularisation of Plot in a Sub-Division” the following form will appear and he/she has to fill the form and proceed further for payment.
Step 4C: In case of selecting application for “Regularisation of Layout” the following form will appear and he/she has to fill the form and proceed further for payment.

Step 5: The applicant shall make the payment of Scrutiny Fee of Rs.500/- per plot through online.

Step 6: Payment Gateway
The applicant can make the payment through any one of the payment mode (Credit Card, Debit Card, Net Banking, etc.,)

Step 7: Confirmation of payment will be displayed.

Step 8: After confirmation of payment the applicant shall generate the “Registration Slip” which need to be produced along with the hard copies of documents and plan to the concerned Competent Authority and also this “Registration Slip” is an important document for further correspondence. Important Information on Application Registration

Regularisation of Plot is of two stages. In the first stage, the layout is to be regularised by CMDA/LPA/Regional Deputy Directors, of Town and Country Planning Department concerned who will examine and issue an in-principle approved layout framework plan to the concerned local body.

In the second stage, the local body concerned will issue regularisation order and regularisation plan for the plot as per the in-principle approved layout framework plan after confirming the ownership of the plot and collection of the balance regularisation charge including other applicable charges.

Important Information to note before filing the Application :
This online application comprises of two parts :
In the first part, the applicant shall complete the registration.
In the second part, the applicant shall choose the appropriate field of Regularisation i.e.
Application for “Regularisation of Plot in a Layout”
Layout means :-
Division of land into plots exceeding 8 (eight) in numbers in Chennai Metropolitan Planning Area.
Division of land into plots by introducing a new road or street in areas other than Chennai Metropolitan Planning Area.
NOTE : Separate application to be filed for each plot

Application for “Regularisation of Plot in a Sub-Division”
Sub-Division means :-
Division of land into plots not exceeding eight in numbers in the Chennai Metropolitan Planning Area.
Division of land abutting an existing road or street into plots without introducing any new road or street in areas other than Chennai Metropolitan Planning Area.
NOTE : Separate application to be filed for each plot

Application for “Regularisation of Layout”

Additional Simplified Procedure

To apply for regularisation of unapproved plots and layouts in CMDA, you can follow these steps:
1. Go to the CMDA website http://www.tnlayoutreg.in/
2. Click on the “Regularisation of Unapproved Plots / Layouts” tab.
3. Read the instructions carefully.
4. Click on the “Apply Online” button.
5. Create an account and log in.
6. Fill out the application form.
7. Upload the required documents.
8. Pay the application fee.
9. Submit your application.

The required documents for regularisation of unapproved plots and layouts in CMDA are:
** Sale deed of the plot
** Layout plan
** Site plan
** Building plan
** Tax clearance certificate
** No objection certificate from the local body
** Proof of ownership of the plot

The application fee for regularisation of unapproved plots and layouts in CMDA is:
** For plots in Chennai Metropolitan Planning Area (CMPA): Rs. 500 per plot
** For plots outside CMPA: Rs. 250 per plot

The processing time for regularisation of unapproved plots and layouts in CMDA is 6 months to 1 year.

If your application is approved, you will be issued a regularisation certificate. This certificate will allow you to sell, mortgage, or develop your plot.

Here are some of the important things to keep in mind when applying for regularisation of unapproved plots and layouts in CMDA:
** The plot must be located in the Chennai Metropolitan Planning Area (CMPA).
** The plot must have been developed before the cut-off date (which is usually 31st December 2017).
** The plot must meet all the requirements of the CMDA regulations.
** The application must be made by the owner of the plot.
